The Property Appraiser is required by the law to appraise all properties within the county according to the market value set by transactions in the property market. Property appraisers aim to offer precise, fair, and consistent property appraisals to taxing bodies in the county for tax purposes. The taxing bodies set the millage rate (tax rate) based on the amount of money they require for their budgets. Besides, the Property Appraiser is also responsible for administering the tax exemptions which should be filed before March 1 each year. Another important duty taken by the Property Appraiser is keeping the updated map of all properties. Carey Baker has been elected to the position of Lake County Property Appraiser in 2012.

To ensure the fair valuations of all properties, the Property Appraiser uses a widely recognized appraisal system to value properties guided by sound principles. The Property Appraiser should keep trends in the property market and appraise properties accordingly. The appraisers determine the property values on January 1 each year and inspect all properties at least once every five years.

The market value is affected by the sales prices of similar properties. The property appraiser has a responsibility to collect and analyze the information on the transactions of properties. The value is not created by the Property Appraiser. He just discovers what the property is. That is why the appraised value Changes from year to year.

If you have different opinions on the appraised value, you have the chance to discuss it with the Property Appraiser. After discussion, if you are still satisfied, you can petition to the Value Adjustment Board, which has the authority to change the appraised value according to the true market value and hear the appeals regarding the denial of exemptions and agricultural classifications.

You will get the property record card, on which the general information, land data, residential building(s), miscellaneous improvements, sales history, values and estimated ad valorem taxes, and exemptions information are shown. There are also some links such as map of property, proposed tax notice, and tax bill at the top of the page. Click them and get the information you need.
