Sarasota County Property Appraiser
Bill Furst has been the Sarasota County Property Appraiser since August 2008. He and his team are in charge of fairly appraising all real and taxable personal property in Sarasota County for tax purposes. Besides, they are also responsible for accepting and approving applications for tax exemptions of various types. The Property Appraiser does not set the tax rates and collect the taxes. The tax rates are set by the taxing bodies in the county and the property taxes are collected by the Tax Collector.
If you disagree with the assessed value of your property, you can contact or visit the Sarasota County Property Appraiser’s Office to discuss it or require a review. If you need to change your address on the tax bill, you can apply to the Property Appraiser for an address change on the Address Change page.
According to Florida law, the Property Appraiser should reassess all properties in arrears every year on January 1. By June 1, the Property Appraiser should provide estimated taxable value of properties to the taxing authorities. In mid-August, the Notice of Proposed Property Taxes (TRIM) is mailed out to the taxpayer by the Property Appraiser.
The Sarasota County Property Appraiser employs a computer-assisted mass appraisal system that combines components from three valuation approaches - the Direct Sales Comparison Approach, the Replacement Cost Approach, and the Capitalization of Income Approach. One or more of these approaches are used to determine the fair market value of the property.
The Direct Sales Comparison Approach is to analyze the selling price of similar properties in your neighborhood. The Property Appraiser should make sure each transaction is an arm’s length transaction. The Replacement Cost Approach is based on the cost of replacing your property with a similar one at the current labor and material prices. If your property is not new, the depreciation should also be taken into account. The Capitalization of Income Approach is used for commercial properties that may provide an income, including apartments, complexes, offices, or stores. The operating and maintenance expenses, insurance, degree of financial risk, and expected return should be considered.

A Property Search Page is provided by the Sarasota County Property Appraiser on the website.
There are ten search criteria - Address or Street or Zip, Owner, Account Number/Parcel ID, Subdivision, Municipality, Property Use (DOR), Sale Date Range, Sale Price Range, Instrument Number, and Grantor/Seller.
You need to fill out at least one search criterion and then enter the "Search" button at the bottom.
You will get detailed information about the property, including property records, buildings, extra features, values, current exemptions, sales & transfers, etc.
