St. Lucie County Property Appraiser
According to Florida law, the St. Lucie County Property Appraiser has the responsibility of valuing all real and tangible properties within St. Lucie County. In addition, the Property Appraiser is also in charge of administering tax exemptions, keeping track of ownership changes, and maintaining maps of parcel boundaries. Michelle Franklin was elected as the Property Appraiser of St. Lucie County in 2016.
A computer-assisted mass appraisal system is used by the Property Appraiser to determine the fair market value of the properties. There are normally three methods of valuation. The first one is the Sales Comparison Approach, which is to analyze the sales price of similar properties. The key point is to make sure that the sales price reflects the real value of the property. The second one is the Cost Approach, which is based on the cost of building nearly the same property with the current labor and material prices. The third one is the Income Approach, which is used for commercial properties that may produce income such as hotels, stores, apartments, or offices.
If you disagree with the assessed property value made by the Property Appraiser, you can go to the St. Lucie County Property Appraiser’s Office to discuss it and ask for a review. If you are still not satisfied with the result, you can file a petition with the Value Adjustment Board (V.A.B.).

There are six types of search - Basic Site Address Search, Multipart Site Address Search, Owner Search, Parcel Search, Sales Search, and Subdivision Search.
Choose the types of search you prefer and enter the relevant item in the search field.
Then the search results will appear at the bottom of the page.
You will know the parcel ID, owner name, site address, sale price, and sale date of the property.
You can also click the buttons "Record Card" "TRIM" and "Map" to see more detailed information.
How to Use Tax Estimator?
A Tax Estimator Tool is available on the website.
You can use the tool to calculate estimated taxes based on 2022 final millage rates. There are only three steps you need to complete - enter the market value, select the location of the property, and choose whether you qualify for a homestead exemption. Then the estimated range of taxes (excluding non-ad valorem) will be displayed on the page. Please note that some factors such as partial homestead use or interests and additional exemptions are not taken into account by this tool, so the Tax Estimator Tool is just for reference and does not represent the actual taxes in the upcoming tax bill.
