Polk County Property Appraiser
Marsha M. Faux has been elected as the Polk County Property Appraiser since 2000. He and his team are required by the law to value over 369,000 parcels of real estate and 90,000 business accounts within Polk County on January 1 every year. In addition, the Property Appraiser is also responsible for managing 145,000 homestead exemptions and determining which properties qualify for agricultural classification.
There are generally three approaches used by the Property Appraiser to appraise the property values. The first approach is based on the selling prices of similar properties. The Property Appraiser tries to exclude all over or under pricing factors in order to get a reasonable assessment of the property. The second approach considers how much it would cost to build nearly the same structure as yours at the present cost of labor and material. The depreciation overtime should also be considered by the Property Appraiser. The third approach is used for properties that may generate rental income. The Property Appraiser should take a lot of factors into account such as the operating and maintenance costs, taxes, insurance, financial risks, and the expected monetary return from the property.
If you do not agree with the property value determined by the Property Appraiser, you can go to the Polk County Property Appraiser’s Office or contact the Property Appraiser by phone or email to discuss it and ask for a review. If you are still unsatisfied with the result, you can file a petition with the Value Adjustment Board (VAB).
