Levy County Property Appraiser
Levy County Property Appraiser is required by the law to identify the market value of all properties for tax purposes within the Levy County. Based on the market value of the property, less the cost paid to sell the property, the appraisers determine the appraised value. A Computer Assisted Mass Appraisal (CAMA) system is used to collect and analyze the data of the property marketplace. The sales prices of similar properties are the key factor that influences the appraised value. According to Florida law, the appraisers must physically inspect the properties to keep up-to-date descriptions of all properties. Mobile homes that are permanently affixed to property and tangible personal properties such as appliances and furniture for commercial use are also appraised by the Property Appraiser.
In addition, the Property Appraiser is also responsible for dealing with the applications for tax exemptions and maintaining current maps of properties. He also plays a vital role in creating and recording the 911 Emergency files, which is essential to reduce response time and save lives.

The Property Appraiser physically inspects all properties in the county to keep track of properties’ changes. The value properties may vary along with the sales activities in the marketplace. In order to arrive at a fair assessment, the Property Appraiser must identify similar properties that have sold and make sure every transaction is arms-length. Then the properties are valued based on the sales prices of comparable properties.
The cost method and the income method are also used to appraise properties. The cost method is based on the cost of erecting a nearly equivalent structure on the lot in the present day. If the property is not new, the depreciation over time should be taken into account. Besides, the value of the land itself is also determined by the Property Appraiser. The income method is normally used in properties for commercial use. The Property Appraiser should research the revenue the properties would generate when they are rented.
