Volusia County Property Appraiser
Larry Bartlett was elected Property Appraiser for Volusia County in 2016. The mission of the Volusia County Property Appraiser is to identify, locate, and value all real and personal property within Volusia County for tax purposes. The Property Appraiser does not create the value but appraises the value according to the transactions of the properties in the market. Besides, the Property Appraiser is also responsible for dealing with tax exemption applications, tracking ownership changes, maintaining parcel boundary maps, keeping up-to-date descriptions of property characteristics, and analyzing trends in sales prices, construction costs, and rents.
All properties should be inspected by the Property Appraiser at least once every five years. The Property Appraiser reassesses the properties on January 1 each year. There are normally three methods to value the properties - the Sales Comparison Approach, the Cost Approach, and the Income Approach. The Sales Comparison Method is based on the sales prices of similar properties in the neighborhood. The Property Appraiser should make sure each transaction is made by a willing seller and a willing buyer. The Cost Approach is to calculate the cost of erecting nearly the same structure on the parcel today. The depreciation over time should also be considered if the property is not new. The Income Approach is used for commercial properties such as hotels, stores, apartments, etc. The income the property may produce is the key point. The Property A1ppraiser should also analyze the insurance, maintenance expenses, operating costs, taxes, and expected returns of the properties.

You can search the properties by entering the name, address, alt key, or parcel ID in the search field and pressing the Enter key.
The search results will be displayed on the page.
Select one or more of the search results and click the "View Selected Parcel(s)" button on the right.
You will get the detailed information about the property, including the summary, values, exemptions, land, buildings, sales, etc.
How to Use the Tax Estimator?
A Property Tax Estimator is available on the website.
You can use the tool to estimate your property taxes. You need to select your area from the drop-down list, and then enter the market value or sale price, just value, and assessed value in the search fields. The estimated taxes will appear in the yellow box at the bottom.
