Sumter County Property Appraiser
According to Florida law, the Property Appraiser is supervised by the Florida Department of Revenue and is elected by the citizens of Sumter County every four years. The Sumter County Property Appraiser has the legal responsibility of identifying, locating, and assessing all real and personal property within the county for ad valorem tax purposes. The Property Appraiser estimates the "market" value by analyzing and discovering the price that people would pay for the property. Therefore, the "market" value is determined by the transactions of properties in the marketplace. In addition, the Property Appraiser is also in charge of administering applications for tax exemptions, keeping track of ownership changes, maintaining parcel boundary maps, and keeping up-to-date descriptions of the properties.
The Property Appraiser is required by the law to visit and inspect all properties in the county at least once every three years. The property value should be adjusted based on the transactions of the properties in the marketplace. There are normally three methods to value the properties - the Sales Comparison Method, the Cost Method, and the Income Method. The Sales Comparison Method is to analyze the sales prices and the conditions of similar properties that have been sold. Each transaction should be an arm’s length transaction. The Cost Method considers the cost of building the same structure on the parcel at the current cost of labor and materials. The value of the land without buildings or improvements should also be considered. The Income Method is based on the revenue the property may provide if it were rented as a store, hotel, office, etc. The operating and maintenance costs, taxes, insurance, and expected return should be taken into account.
You will know your taxable property value and the amount of property taxes from a Truth in Millage (TRIM) notice which is mailed to you in August by the Property Appraiser. If you disagree with the taxable value, you can contact the Property Appraiser’s Office for a discussion.

Select the search criterion you prefer, enter the related information in the search field, and click the search button.
You will get the information of the property such as the summary, owner, building data, sales, valuation and so on.
Sumter County Tax Estimator
A Tax Estimator is available on the website.
You need to select the tax district - millage rate first, enter the just (market) value, choose whether you are qualified for exemptions, and enter the SOH Portability Amount (If Any). Click the "Compute" button and you will get the estimated property taxes.
