Mike Wells was elected as the Pasco County Property Appraiser. He and his team are committed to identifying, locating, and assessing all properties within Pasco County. The Property Appraiser values all properties according to the market/just value of the properties. In addition, he is also in charge of accepting and approving applications for tax exemptions from property owners and maintaining current descriptions of the properties. The Property Appraiser plays an essential role in the financial revenue that supports the tax-based government services.

The Property Appraiser appraises all property values on January 1 each year. Three approaches are generally used by the appraisers to value the properties. The Cost Approach considers how much it would cost to build a nearly identical property on the parcel today. The Sales Comparison Approach is based on the sales prices of similar properties in the neighborhood. The Income Approach is used for the properties for commercial uses. The revenue the properties would produce is the key factor in this approach.

During the process of appraisal, there are a great number of factors that the Property Appraiser takes into account, including the current cash value of the property, the best present and future use of the property, the location of the property, the quantity or size of the property, the cost and the replacement value of the property, the condition of the property, the income from the property, and the net proceeds of the sale of the property.
