Manatee County Property Appraiser

Identifying, locating, and valuing each property within Manatee County for tax purposes are the duties of the Manatee County Property Appraiser. Charles E. Hackney is the Manatee County Property Appraiser. The appraisers assess the properties according to the market value of the properties. Please note that the Property Appraiser does not create the value but discovers it as it exists. In addition, accepting the homestead or other tax exemptions is also the responsibility of the Property Appraiser.

On January 1 each year, the Property Appraiser determines the assessed value of all properties in the county. There are generally three methods used by the appraisers to assess the properties. The first one is the Cost Method, which considers the cost of building an equivalent property on the parcel today. The depreciation of the properties over time and the value of the land itself should also be analyzed. The second one is the Sales Comparison Method, which takes the sales prices of similar properties into account. The third one is the Income Method, which is normally applied to commercial properties such as stores, apartments, offices, etc. The income the properties would produce is the key factor. The Property Appraiser determines the property value by analyzing the property’s yearly income minus costs and researching the return rates of similar investments.

Under each criterion, you can enter the related information in all or some of the search fields, and then click the Search button at the bottom.
If you want to narrow your search results, enter the detailed information as much as possible.
Then you will get a wealth of property information, including property card, trim notice, tax bill, sales, exemptions, businesses, addresses, inspections, values, etc.
