Seminole County Property Appraiser
David Johnson was elected as the Seminole County Property Appraiser in 2004 and re-elected in 2020 for a fifth term. He and his team are committed to identifying, locating, and valuing all real and personal property within Seminole County for tax purposes. In Addition, the Property Appraiser is also responsible for keeping track of ownership changes, keeping up-to-date descriptions of properties, maintaining maps of parcel boundaries, administering applications for tax exemptions, and analyzing trends in selling prices, construction cost, and rents of the properties.
A Computer Assisted Mass Appraisal (C.A.M.A.) system and a Geographic Information System (GIS) are used by the Property Appraiser to make a fair value assessment for all Seminole County property owners.
The Property Appraiser is required by the law to visit and inspect all properties in the county at least once every five years. Between the visits, the property value may be adjusted based on the sales of similar properties in the neighborhood. Three approaches are used to assess the properties. The Sales Comparison Approach is to analyze the properties that are sold and make sure each transaction is made by a willing seller and a willing buyer. The Property Appraiser determines the property value based on the selling price of similar properties. The Cost Approach is based on how much it would cost to build an equivalent structure on the parcel at the current labor and material prices. The value of the land itself should also be considered. The Income Approach is normally used for properties for commercial uses such as hotels, offices, stores, etc. The Property Appraiser should study the income that the property may provide, operating and maintenance costs, taxes, insurance and expected return.

There are five search criteria - Owner, Address, Parcel, Facility Name, and Subdivision.
You need to enter the relevant item in the search field and then click the search button.
You will get detailed information about the property, including value summary, legal description, land, building, permits, extra features, taxes, sales, etc.
How to Use the Tax Estimator?
You can get a hypothetical tax estimate using the Tax Estimator on the website.
Please select a tax district from the drop-down list, set your exemptions, enter just/market value in the search field, and click the "Start Over" button. The estimated taxes will be displayed on the page. You can also click the "Show Estimate" button to get a PDF format of Tax Estimate which can be edited, printed, and downloaded.
