Leon County Property Appraiser

The mission of Leon County Property Appraiser is to locate, identify, and appraise all properties in Leon County and then create a fair and just tax roll. The team is committed to providing precise appraisals and excellent service and gaining public trust from property owners. Akin Akinyemi was elected as the Leon County Property Appraiser in 2016 and re-elected in 2020.

There are three approaches that the Property Appraiser uses to value the properties. The first approach is the cost approach, which is normally used in properties that don't sell frequently such as stores or schools to calculate the construction costs. The second approach is the income approach, which is based on the income the properties may produce. The third approach is the market approach, which is used to value residential properties. A Computer Assisted Mass Appraisal (CAMA) system which incorporates all these three approaches is utilized by Leon County Property Appraiser to value all properties within the county.

Every January 1, the Property Appraiser makes a reassessment of all properties. In order to make more accurate assessments, the Field Appraisers make field inspections near the properties to get precise and current data on all properties. Besides, the physical inspection of every property is required by section 193.023(2), Florida Statutes to be carried out once every five years. That is why you sometimes see appraisers at your house.
