Orange County Property Appraiser

The Orange County Property Appraiser is required by the law to identify, locate, and fairly value both real and personal properties within the country for tax purposes. Amy Mercado was elected to the office of Orange County Property Appraiser in November 2020. To make the most accurate assessments of the property values, the Orange County Property Appraiser keeps track of ownership changes, updates property descriptions, maintains parcel boundary maps, administers applications for tax exemptions, and researches trends in rents, construction costs, and sales prices of properties. Two tools are used by the Property Appraiser in this process - a computer-assisted mass appraisal (CAMA) system and a Geographic Information System (GIS).

According to Florida law, the Property Appraiser should visit and inspect all properties at least once every five years. Between the visits, the property value may be altered based on the sales of similar properties in your neighborhood.

Three methods are used to appraise the properties. The first one is the sales comparison method. Using this method, the Property Appraiser should analyze the properties that are sold and make sure each transaction is an arms-length transaction. Then the appraisers determine the property value based on the sales price of similar properties. The second method is the cost method, which is based on the cost of erecting an equivalent structure on the parcel today. The value of the land without buildings and improvements should also be valued. The third method is the income method, which is normally used for commercial properties such as offices, stores, apartments, etc. The revenue that the property may produce, operating and maintenance costs, taxes, and insurance are all the Property Appraiser should consider.

You can search the properties by property address, owner name, parcel ID, property name, subdivision/condo/timeshare name, condo unit, deed book and page, or deed instrument number.

Enter the information in the search box and click the search button, you will get detailed information about the property, including property features, values, exemptions, taxes, sales, market stats, location, etc.

How to Use Tax Estimator?

The Orange County Property Appraiser provides a Tax Estimator Tool on the website.

You can select one of the three options to estimate the property taxes - search by name, parcel, or address. Enter the information in the search box and click the search button. Then there are three steps you need to finish. You should choose Buy or Sell the property first, then select the Purchase Option, and finally select the Homestead Option. Click the "Calculate" button at the bottom, and you will get the estimated taxes of the property.
