Okaloosa County Property Appraiser

Mack Busbee was elected to be the Okaloosa County Property Appraiser in 2016. The Property Appraiser’s office is required by the law to identify, locate, and value both real and personal properties in the county for tax purposes. Besides, the Property Appraiser is also responsible for recording changes in ownership, keeping parcel boundary maps, updating property descriptions, dealing with applications for exemptions, and researching changes in rentals, building costs, and sales prices of the properties in order to make fair and equitable assessments.

The Property Appraiser should inspect all properties in the county at least once every five years. On January 1 every year, the appraisers reassess the properties based on the conditions of the properties on this date. Property owners can apply for tax exemptions and agricultural classifications from January 1 to March 1. In mid-August, the Property Appraiser mails out the Notice of Proposed Property Taxes to all property owners, which indicates the market value, assessed value, and proposed taxes of the properties.

In order to value the properties, the Property Appraiser needs to analyze the sales prices of similar properties and the terms and conditions of the transactions. Then the appraisers assess the property value based on the sales of comparable properties. There are also other two approaches to valuing the properties. The Cost Approach is based on the cost of building nearly the same structure on the parcel today. Depreciation over time should also be considered if the property is not new. The Income Approach is used in the properties for commercial uses, including stores, offices, apartments, etc. Insurance, taxes, operating and maintenance costs, and the expected return should be taken into account.

How to Use Tax Estimator?

You need to choose the tax district - millage rate at first, enter the just/market value, select the exemptions, enter the SOH portability amount (if any), and click the "Compute" button. Then you will get the estimated taxes. Please note that the Tax Estimator is just used for approximating taxes and does not fully represent the actual taxes in the upcoming tax bills.
