Hernando County Property Appraiser

All real and personal properties in Hernando County must be identified, located, and fairly valued for Ad Valorem tax purposes by the Hernando County Property Appraiser, an elected governmental officer. The Property Appraiser normally makes the assessments by studying the transactions of similar properties in the marketplace. In addition, the Property Appraiser is also responsible for administering the applications for tax exemptions.

In August, the property owners receive the Notice Of Proposed Taxes (TRIM Notices) from the Property Appraiser, in which the assessed values of properties are shown. The only duty of the Property Appraiser is to determine the property values.

According to the Florida Statute, the Property Appraiser’s Office is required to assess the just value (also known as fair market value) of all properties within the county. A Computer Assisted Mass Appraisal (CAMA) System and a Geographic Information System (GIS) are commonly used by the Property Appraiser to value the properties. The property values are assessed as of January 1 each year based on the sales prices of similar properties last year.
