Miami-Dade County Property Appraiser
The Miami-Dade County Property Appraiser is responsible for identifying and appraising all real and tangible personal properties within the county as of January 1 each year and establishes the tax roll. In addition, the Property Appraiser is also in charge of administering tax exemptions, maintaining the property records, and informing property owners of the property values.
The Property Appraiser plays an essential role in promoting financial health and tax-supported government taxes and establishes a close tie with the property owners, the Tax Collector, the levying bodies, and the Department of Revenue. The Property Appraiser determines the assessed value of the properties based on the market value, also known as just value. The market value is determined by analyzing the sales and income information in the property marketplace. There are three methods the Property Appraiser uses to value the properties - comparison approach, cost approach, and income approach.
If you disagree with the assessed value of your property listed on the TRIM Notice, you can call or visit the Property Appraiser’s office to discuss it and request a review, or lodge an appeal with the Value Adjustment Board (VAB). The deadline for filing a petition is listed at the bottom of the TRIM Notice.

How to Use Tax Estimator?
A Tax Estimator Page is provided by the Miami-Dade County Property Appraiser for estimating the property taxes on the website.
The estimate consists of two parts: ad valorem taxes and non-ad valorem taxes. Having read all disclosures, considerations, and disclaimers listed on the page, you need to proceed to the Tax Estimator Worksheet Page. Then there are four steps you have to finish. Just enter the relevant items in the search boxes of each step and click the "Estimate Property Taxes" at the bottom. Please note that the search result is just an approximation and not the actual taxes.
