A. Michael Hickox was elected to the position of the Nassau County Property Appraiser. He is responsible for providing just and equitable assessments of all properties in Nassau County for tax purposes. In addition, he is also in charge of administering tax exemptions applied by the property owners and keeping up-to-date descriptions of all properties in the country.

According to Florida Statutes, the Property Appraiser should review all properties at least once every five years and value the properties every year at Just Value (Fair Market Value). The property values vary along with the changes in sales in the property marketplace. There are three methods used by the Property Appraiser to evaluate the Just Value (Fair Market Value) of the properties. The Sales Comparison Method is the most commonly used one, analyzing the transactions of properties in the market and reflecting the economic conditions. The Cost and Income Methods are used based on the type of property. The Just Value (Fair Market Value) of your property should not surpass the expected sale price in the open market.

The Property Appraiser mails the Notice of Proposed Property Taxes to all property owners in August. The notice is not a tax bill but informs you of the assessed value, exemptions, taxable value, and the proposed taxes of your property. Please note that you do not have to pay for the notice. If you do not disagree with the market value listed on the notice or you think some exemptions are not included, you can contact the Property Appraiser for a discussion or review. Or you can file an appeal with the Value Adjustment Board (VAB).

You have three methods to search for the properties - search by parcel number, owner name, or property address.

Enter the relevant items in the search field, select the subdivision/condo options, and click the "Go" button.
You will get detailed information about the property, including property information, values, parcel map, aerial map, location map, property photo, building information, sales information, and miscellaneous information.

How to Use Tax Estimator?

A Tax Estimator is provided by the Nassau County Property Appraiser to estimate the Ad Valorem taxes of properties in Nassau County. Please visit the Tax Estimator page. First, you need to choose a tax district/city (the selections consist of the taxing district number, the name of the district/city, and the millage rate used for calculation). Second, select the exemptions. Third, enter the market value in the search field. Finally, click the "Submit" button, and you will get the estimated taxes. Please note that the estimated taxes are just calculated by the hypothetical example and do not represent the actual taxes.
