Escambia County Property Appraiser
The Property Appraiser aims to identify, locate, and value all properties within the County and is in charge of classifying agricultural fields, mapping all parcels, and managing exemptions.
In addition, the Property Appraiser acts as the custodian of county property records, including property record cards, ownership maps, subdivision plats, previous tax rolls, and sales data records. These documents provide access to our files as well as information on the size, features, and characteristics of the property.

There are five types of properties that must be appraised: real estate, tangible personal property, minerals, centrally Assessed Property, mobile home, and manufactured home.
Real Estate includes the actual land as well as any buildings or other fixtures attached to it. Land, real property, and realty are frequently used as synonyms. Tangible Personal Property (TPP) is used for commercial purposes and has value excluding real estate. It comprises things like furnishings, computers, machinery, equipment, etc.
Centrally Assessed Property is valued by the Department of Revenue and is frequently referred to as railroad. Manufactured Home and Mobile Home should be appraised when it is permanently installed and has a real property decal.
Three methods are used by the Escambia County Property Appraiser to appraise the property values as follows.
Cost Method - The cost to buy a similar site and construct improvements of equal appearance and utility without undue delay should be considered by this method, which is called the substitution principle. If the property is not new, the depreciation should also be taken into account.
Sales Comparison Method - This method is used to determine market values by analyzing the sales prices of similar properties. The factors that may influence the sales prices should be carefully studied.
Income Method - This method is mainly used to assess commercial properties. The potential rental income of the properties should be analyzed. The property appraiser analyzes the potential rental income of the properties and subtracts loss and expense from the overall expected income. The income would then be transformed into value by the process of "capitalization".
