Martin County Property Appraiser

The Martin County Property Appraiser is required by the law to value every real property and tangible personal property within the county. In addition, the Property Appraiser is also responsible for managing tax exemptions and agriculture classification, as well as keeping track of property ownership records, parcel boundary maps, and address changes. Jenny Fields, CFA was elected as the Martin County Property Appraiser in 2020.

There are differences among market value, assessed value, and taxable value. Market value is the value of the property that the Property Appraiser estimates based on the sales prices of similar properties in the neighborhood, which is normally known as the comparable sales approach to value properties. The assessed value is the value of property after assessment reductions, caps, or limitations, which is created by the Legislature. Taxable value equals the assessed value less exemptions, which is used for calculating taxes. Tax value multiplied by millage rate equals tax levied.

On January 1 each year, the Property Appraiser reassesses the property values based on the market value of the property. That is to say, the conditions of property sales on January 1 are what the Property Appraiser considers when he reassesses the properties.

If you disagree with the property value or exemptions, you have the chance to discuss it with the the Property Appraiser and ask for an informal review. If you are still unsatisfied with the result, you can file a petition with the Value Adjustment Board.
