Tracy Drake was elected as the Clay County Property Appraiser on January 5, 2021. He has worked as an appraiser for 30 years since 1993, holding positions including Assistant Property Appraiser, Director of Appraisal Services, Supervisor of Commercial Appraisal Services, and Real Property Appraiser. Tracy Drake is a specialist in the field of appraisal, performing as active members of various authorities and having earned the Accredited Senior Appraiser.

When appraising the market value of properties, the property appraiser takes into account three commonly accepted methods: the cost method, the sales comparison approach, and the income approach. The characteristics of the property and the availability of market data determine which method to choose. Please note that the market value is not created by the property appraisers, but established by the property transactions between the buyers and sellers. On January 1st of every year, every parcel of property must be valued in accordance with its market value.

According to Florida Law, the property appraiser on behalf of the tax authorities prepares and mails the Notice of Proposed Tax forms, often referred to as Truth in Millage (TRIM) notices, in mid-August every year. This notice is generally regarded as an indicator of the tax bill you will receive in November, which may reflect potential changes in property taxes.
