Monroe County Property Appraiser
The Monroe County Property Appraiser is required by the law to identify and appraise every property in the county for tax purposes. Besides, keeping track of changes in all properties and dealing with applications for tax exemptions are also responsibilities of the Property Appraiser. Scott Russell was elected as Monroe County’s Property Appraiser in January 2013.
The Property Appraiser values all properties within the county based on the sales and income date from the previous year on January 1. All property owners should apply for tax exemptions and classifications before March 1 and file Tangible Personal Property returns before April 1. On July 1, the Property Appraiser certifies the assessed value to the taxing bodies in the county and he should finish mailing all exemption denials by this date. The Notice of Proposed Taxes (TRIM Notice) is mailed out in August. If the property owners disagree with the assessed value listed on the TRIM Notice, they should file a petition 25 days from the date of mailing TRIM Notices. The Property Appraiser certifies the Tax Roll to the Tax Collector in October and the Tax Collector mails out the tax bills in November.
The assessed value of your property may vary from year to year along with the change of the market value which is determined by the sales and income of the properties in the marketplace.
Monroe County Property Search
Monroe County Property Appraiser provides a Property Search on the website.
You have seven search options - Name Search, Address Search, Parcel ID Search, Account # Search, Key Name Search, Subdivision Search, and Condo Search.
Enter the relevant items in the search fields and click the "Search" button.
You will get information on properties such as summary, owner, valuation, historical assessments, land, buildings, yard items, sales, map, TRIM notice, etc.
How to Use Tax Estimator?
A Tax Estimator Tool is provided for you to approximate your property tax on the website.
Enter the related items in the search boxes of Tax District- Millage Rate, Just (Market) Value, Exemptions, and Save Our Homes Portability Amount (If Any), and then click the "Compute" button. You will then get the estimated tax on the property.
Please note that the Tax Estimator is just used for estimating taxes and the taxes are calculated based on hypothetical examples. Some tax exemptions or property use classifications may be excluded. The actual tax amount is subject to the upcoming tax bill.
