Santa Rosa County Property Appraiser

The Santa Rosa County Property Appraiser is required by law to identify, locate, and value every property within the county for tax purposes. Additionally, he is in charge of classifying agricultural land, mapping all parcels, maintaining property ownership records, and dealing with applications for tax exemptions. Gregory S. Brown II, CFA is the Property Appraiser of Santa Rosa County.

The properties that must be appraised include real property, tangible personal property, minerals, centrally assessed properties, and mobile homes & manufactured homes. Three methods are by the Santa Rosa County Property Appraiser to value the properties - the Cost Method, the Sales Comparison Method, and the Income Method.

The Cost Method is fundamentally based on the substitution principle. It considers the cost of substituting your property with a similar site and the improvements that are equally desirable and useful. The depreciation overtime should also be considered and deducted from the substitution cost.

The Sales Comparison Method is to analyze the sales price of similar properties in the neighborhood and compare them to the subject property in order to get a fair market value. The Property Appraiser should make sure that no factors or conditions would affect the sales price.

The Income Method is generally used for the properties for commercial uses. The income the property may produce if it is rented should be studied by the Property Appraiser. The losses and expenses should be analyzed and deducted from the gross estimated income.

The third step is to whether you apply for homestead exemption. The fourth step is to select other common exemptions you apply. Finally, click the "Estimate My Tax" button at the bottom.
