St. Johns County Property Appraiser

According to Florida law, St. Johns County Property Appraiser is committed to valuing all properties for tax purposes within St. Johns County on January 1 each year. Besides, the Property Appraiser is also responsible for administering the applications for tax exemptions of various types and keeping up-to-date descriptions of all properties. The Property Appraiser is required by the law to physically inspect all properties in the county at least once every five years. Eddie Creamer is the St. Johns County Property Appraiser.

A Computer Assisted Mass Appraisal (CAMA) system is used by the appraisers to collect and analyze the data of the properties to make a fair assessment of the property value. There are generally three approaches to valuing the properties. The first approach is the Sales Comparison Approach. The Property Appraiser analyzes the selling prices of similar properties that have sold and makes sure that every transaction is made by a willing seller and a willing buyer. Then the property value is determined by such selling prices accordingly. The second approach is the Cost Approach. Using this approach, the Property Appraiser needs to calculate how much it would cost to erect an equivalent structure on the parcel in the present day. The depreciation over time and the land value should also be considered. The third approach is the Income Approach. This approach is normally used for commercial properties such as apartments, stores, hotels, etc. The income the property may produce should be taken into account.

You will get detailed information about the property, including TRIM notice, tax bill, estimated taxes, values, summary, owner, exemptions, map, building, land, sales, etc. You can also apply for exemptions on this page.

How to Use Tax Estimator?

You can use the tool to estimate the property taxes. First, you need to choose the tax district and millage rate. Second, enter the just (market) value in the search field. Third, choose whether there are exemptions. Fourth, enter the SOH Portability Amount (if any). Finally, click the "Compute" button at the bottom. Please notice that taxes due for non-ad valorem assessments or fees, such as solid waste, fire, lighting, homeowner association, and/or CDD fees, are not taken into account by the tax estimator tool.
