Property taxes are gathered annually starting on November 1 of the tax year, which runs from January through December. The value of property and exemptions is determined by the Broward County Property Appraiser. The tax roll is also created and certified by the Property Appraiser. The rates at which property is taxed are known as millage rates, and they are set by the Board of County Commissioners and other taxing bodies. By November 1 of each year, Taxes and Treasury Division prints and sends tax notices to property owners.

Property taxes are due on November 1, must be paid by March 31, and are delinquent on April 1. Tax bills paid in full between November 1 and February 28 qualify for early-payment discounts. (4% in November, 3% in December, 2% in January, 1% in February ).

You should select the city where your home is, enter the purchase price, and check the exemptions that apply to you. Please notice that the Tax Estimator is based on the average millage rate of all municipalities in Broward County and senior exemptions may not be included. Your actual tax may be higher or lower.

How to Pay Property Taxes?

If your taxes are not paid by March 31, they become delinquent. If they are not paid by April 1, a 3% delinquency interest and advertising charges of the total due amount will be imposed. (1.5% interest is charged monthly for tangible taxes).
