Florida Property Appraiser

Miami-Dade County Tax Collector

Real estate property taxes, also referred to as ad valorem taxes, are determined by the assessed value of the land, building, and improvements of the property by the Property Appraiser as of January 1 each year. The real estate property taxes are collected yearly. The non-ad valorem assessments for services such as solid waste and fire rescue are also included in the real estate property tax notices.

Taxes are due on due on November 1 and become delinquent on April 1. There are four methods of paying property taxes - pay taxes online, pay taxes by mailing, pay taxes in person, and pay taxes by calling. Early payment will have certain discounts - 4% discount in November, 3% discount in December, 2% discount in January, 1% discount in February, and gross amount in March.
